Position Description

Zayo Group maintains a global real estate portfolio of office space, warehouses, and various technical facilities to sustain and operate our network while forward thinking. The Senior Technical Real Estate Manager reports into the Real Estate Department and supports a team focused on Zayo's relationships and contracts with special attention on technical facilities.

*We're open to our Senior Technical Real Estate Manager working in a remote capacity within the United States. Please note: if you live within 45 miles of an office location, we ask that you work in a hybrid capacity.

Responsibilities

  • Supports the management of the existing and new technical real estate facilitiesincluding contracts for space and power in 3rd Party Data Centers and ILA's, Carrier Hotels, traditional Data Centers, and Carrier POPs.

  • On occasion may support commercial facilities including offices and warehouses.

  • Manage and maintain real estate portfolio planning and reporting to align with Zayo's overall network and market plan while engaging with the real estate team and leadership for alignment.

  • Responsible for gathering portfolio data from multiple systems such as Salesforce, Oracle, Teoco, and other platforms as required to perform various analysis for real estate portfolio planning and reporting.

  • Negotiate all aspects of transitional Leases, MSA's, and technical real estate license agreements to comply with financial, business and operational objectives.

  • Contribute to the use and maintenance of a centralized contract database for all agreements, using Salesforce and other platforms as required.

  • Manage and sustain vendor relationships (Landlords, Operators, Brokers, etc.).

  • Support cost savings initiatives and manage budgets strictly.

  • Troubleshoot facilities issues and coordinate resolutions with in-market resources.

  • Uphold frequent and regular communication with internal groups (Sales, Operations, Legal, Adjacent Real Estate team members etc.) to ensure understanding of diverse and continuously changing real estate requirements throughout each group.

  • The individual must comply with departmental and internal company controls processes.

  • The individual must possess and employ the highest ethical and business standards and always conduct himself/herself with the greatest degree of professional integrity.

  • Miscellaneous other duties and responsibilities as may be requested or required by management.


Qualifications

  • Bachelor's degree, preferred.

  • 5 - 10 (five - ten) years' experience in the technical industry of Telecommunication - this could also include managing either the acquisition of Real Estate with a focus on Technical Real Estate for a Telecommunications Carrier or comparable experience in buying / selling data center space at a Neutral Host Data Center Operator.

  • Strong understanding of industry standard contract forms, leases, MSAs, SLAs and the T&Cs associated with each.

  • Strong experience in compiling, understanding, and communicating real estate portfolio data analytics.

  • Negotiation, contractual analytical and organizational skills.

  • Experience reading and understanding complex real estate contracts.

  • Experience reviewing and redlining draft contracts for business terms.

  • Experience reviewing, gathering, compiling and summarizing financial data.

  • Proficient with Word, Excel, PowerPoint and Contract Database programs.

  • Experience with Salesforce, preferred.

  • Excellent written and verbal communications skills.

  • High energy individual with a strong work ethic.

  • Attention to detail and the ability to provide administrative support to a busy commercial real estate department.

  • Self-motivated individual that can establish and complete short and long term objectives.

Base pay range: $104,200-$110,000/annually, commensurate with experience.
